Landlord & Tenant
Whether you are a Landlord or Tenant of a residential property, it is important that you are aware of your legal obligations and rights.
David Cooper Associates Chartered Surveyors act for both Landlords and Tenant and are regularly instructed, sometimes via solicitors, in respect of rental valuations, expert witness work, leasehold enfranchisement, reports upon condition, Schedules of Condition and Building Defect Reports (including subsidence, damp and poor workmanship).
David Cooper Associates also advises both Landlord and Tenants in respect of any repairs which may be required to the structure and exterior of the property, heating and hot water installations, basins, sinks, baths and other sanitary installations, ensuring that the property is fit for habitation and assessment of rent for rental purposes.
The obligations and rights of both Landlords and Tenants are likely to be contained within the tenancy agreement although conditions are likely to vary from one property to the next.
